Douglas to Secretary of the Hudson's Bay Company, 
4 June 1857,
                     enclosing a report from 
J.D. Pemberton (not in file) and reporting he
                     had purchased 119 acres for the Company on the south side of Constance
                     Cove for resale in 5 acre lots, nine of which had already been sold "and
                     are now occupied by as many respective settlers, giving that part of the
                     coast a look of cheerful industry, which it is pleasant to behold."
