Shepherd forwards a letter from Douglas to the Colonial Office and informs them that “land near Victoria continues to be in demand” and that money from land sales in 1857 will be approximately “1500 Sterling.”
The minutes “acknowledge receipt.”
Enclosed is a draft reply from Elliot to Shepherd acknowledging receipt of his letter and enclosure and a letter from Douglas to the Secretary of the HBC enclosing a report from Pemberton of the purchase of 119 acres for the Company on the south side of Constance Cove for resale in 5 acre lots.

I have the honor to enclose for your information copy of a letter
just received from Governor Douglas, dated Victoria, Vancouver's Island
4th June 1857, which will, I trust be satisfactory to you.
By a letter received from Mr Pemberton, Colonial Surveyor, it
appears that land near Victoria continues to be in demand, and that the
amount of money received on account of land sales within the half year
ending 30th June 1857 will be about 1500 Sterling.

enclosing a report from J.D. Pemberton (not in file) and reporting he
had purchased 119 acres for the Company on the south side of Constance
Cove for resale in 5 acre lots, nine of which had already been sold "and
are now occupied by as many respective settlers, giving that part of the
coast a look of cheerful industry, which it is pleasant to behold."
